Using Inventory and Pending Ratios in a Coastal Offer Plan

Realtor.com's pending ratio divides pending listing count by active listing count within a geography. In August 2026, the selected ZIP ratios were 0.5429 in 32233, 0.3929 in 32266, 0.3541 in 32082 and 0.3135 in 32250.

The full report also shows the underlying counts. That denominator matters. ZIP 32266 had 11 pending and 28 active listings, while 32082 had 74 pending and 209 active listings.

What the ratio says

It is a snapshot comparison between two stocks of listings. A higher ratio can indicate more pending supply relative to active supply at that moment. It does not reveal when each listing entered the market, how many contracts will close, or the chance that a new property will receive multiple offers.

The file includes all covered residential listings, not only the price band or property type relevant to a particular client.

Turn the ratio into better questions

For buyers:

  • How many close substitutes for this property are active now?
  • Have similar homes gone pending recently, and on what terms if known?
  • Does the subject property's condition or location make the broad ZIP ratio less relevant?
  • Are inspection, financing, insurance and appraisal protections more important than speed?

For sellers:

  • Are buyers selecting alternatives before reaching this listing?
  • How does the home's price and presentation compare with the active set?
  • Are recent pending properties genuinely comparable or simply in the same ZIP?
  • What evidence would justify holding price versus repositioning?

Do not confuse ratio with leverage

Leverage is property-specific. A rare, well-positioned home can attract strong competition in a ZIP with abundant supply. A poorly positioned home can sit in an otherwise active market.

Realtor.com also quality-flagged the 32233 and 32082 rows. Those values are retained with a review warning. The ratio is best used as context around the matched comparable set, never as the sole offer strategy.

Recheck the snapshot before acting

The August file is a dated research snapshot, not a live inventory feed. Before an offer or listing launch, refresh the active, pending and recently closed set for the subject property's actual segment. Confirm whether the broad ZIP balance still resembles the current week.

Then separate terms from price. A buyer may improve certainty with financing preparation, a clear inspection schedule or flexible timing without abandoning necessary protections. A seller may prefer one offer over another for reasons the public pending count cannot show. The ratio frames the environment; the contract and property evidence define the transaction.
