  1. Selected the same four August 2026 Realtor.com ZIP rows as the listing-conditions report.
  2. Converted source decimals to displayed percentages only for price-reduced share; retained pending ratios to four decimals.
  3. Preserved provider quality flags and did not infer property-level negotiating leverage.

Limits

  • Two rows are provider-flagged as outside their typical range.
  • The data do not identify original list price, number of cuts, cut size, seller motivation or final sale result.
  • Counts can be small, particularly in 32266, and month-to-month composition can change quickly.
  • No neighborhood, building, waterfront or luxury-segment conclusion should be drawn without matched evidence.
