Ponte Vedra Beach Top-Tier Values: What the 2026 Data Actually Measure

Ponte Vedra Beach recorded the highest August 2026 top-tier Zillow Home Value Index among the four coastal cities in Curated Luxury Homes' study: approximately $1,849,617. The series was up 4.7% from August 2025 and 36.3% from August 2021.

Those numbers are reproduced in the top-tier coastal report. They describe Zillow's modeled value for the 65th to 95th percentile of the city housing stock. They do not describe only oceanfront estates, only golf homes, only gated communities or completed sales above a fixed price.

One city contains several distinct markets

Ponte Vedra Beach includes oceanfront and ocean-adjacent property, Old Ponte Vedra, golf and club communities, marsh and Intracoastal positions, condos and villas, and a wide range of interior homes. A city-level value index cannot assign the premium or discount associated with any one of those characteristics.

The property-type data reinforce that point. In August 2026, Zillow's mid-tier single-family ZHVI for Ponte Vedra Beach was approximately $1,099,012, up 4.6% year over year. Its condo/co-op ZHVI was approximately $366,787, down 6.2%. Both series are citywide modeled values, but they moved in different directions.

Why the ZIP listing number is different

Realtor.com's August 2026 ZIP file reported a median asking price of $899,500 for 32082. That row covers listed residential supply, not the full modeled stock, and Realtor.com marked it with quality_flag=1, meaning the values were outside their typical range and should be reviewed before reporting.

The $899,500 asking-price median and $1.850 million top-tier ZHVI therefore should not be averaged or treated as competing estimates. They answer different questions.

A better property review

For an oceanfront or club-community home, start with the exact submarket and property type. Then review recent matched sales, current competition, days on market, price history, lot and view, elevation and flood exposure, insurance, club or association obligations, renovation quality and any construction constraints.

Public city data can show the backdrop. It cannot determine the adjustment between a golf-front home and an interior home, or between direct oceanfront and ocean-block locations.

The most useful conclusion from the 2026 data is not that every Ponte Vedra Beach high-end home rose 4.7%. It is that the modeled upper tier remained above its year-earlier level while different property types followed different paths. That is a reason to segment the analysis, not skip it.
