Single-Family and Condo Data Should Never Be Blended on the Coast

A coastal market summary can become misleading when single-family homes and condos are blended. The ownership structures, recurring costs, building condition, insurance questions and buyer pools are different. The public value indexes can also move in different directions.

The single-family and condo report compares Zillow's August 2026 mid-tier ZHVI by home type. In Ponte Vedra Beach, single-family rose 4.6% year over year while condo/co-op fell 6.2%. In Jacksonville Beach, single-family rose 2.7% and condo/co-op rose 0.8%. Atlantic Beach rose 2.0% and 1.3%, respectively.

Neptune Beach had no August 2026 condo observation in the downloaded city file. The study leaves that value as not available.

What the split can tell you

The split shows that a general city headline may not describe the property type you plan to buy or sell. It gives a better starting point for deciding which comparable set to build.

It does not prove why the series diverged. The files do not identify building age, assessments, reserves, view, floor, association rules, maintenance, storm exposure or interior condition.

Condo diligence requires building evidence

For a condominium, review association financials, reserves, insurance, pending or recent assessments, milestone or structural reports where applicable, litigation, rental rules, maintenance history and the unit's position within the building. A city condo index cannot price those factors.

For a single-family coastal home, the file shifts toward lot, elevation, roof and envelope, wind and flood insurance, drainage, salt exposure, renovation permits, structural condition and location-specific comparable sales.

Keep the denominator visible

Zillow defines its single-family series as free-standing homes. Condo/co-op includes units with shared ownership structures. Both are modeled value indexes for the 35th to 65th percentile of the applicable city stock. Neither is a completed-sale median.

That definition prevents a common error: reading the Ponte Vedra Beach condo value of about $366,787 as the typical value of a luxury oceanfront condo. It is not that. It is a city-level modeled mid-tier value across Zillow's covered condo/co-op stock.

Use the public series to choose the correct lane. Then use building-level or property-level evidence to make the decision.
