Property type changed the direction of the August 2026 signal. Ponte Vedra Beach single-family ZHVI rose 4.6% year over year while its condo/co-op ZHVI fell 6.2%. Jacksonville Beach single-family rose 2.7% and condo/co-op rose 0.8%. Atlantic Beach rose 2.0% for single-family and 1.3% for condo/co-op. Neptune Beach had no comparable condo observation in the downloaded file.

Zillow mid-tier ZHVI by home type. Single-family means free-standing residences; condo/co-op includes units with shared ownership structures. These are modeled values, not completed-sale medians.

What the data show

Limits

  • A condo index combines varied buildings, ages, associations, views and fee structures; it is not a substitute for building-level comparables.
  • A single-family index does not isolate oceanfront, waterfront, golf-frontage or gated-community homes.
  • Different property-type series can have different coverage and modeled stock, especially in smaller cities.
